Zillow settles antitrust case, Redfin to resume listings
Zillow has settled an antitrust lawsuit with the FTC, reversing an agreement that had shut down Redfin's internet listing service for apartment rentals. Redfin will relaunch with significantly more listings, and Zillow must provide employee information for recruitment and allow customers to renegotiate contracts without penalties. The settlement aims to restore competition in the ILS market, potentially lowering costs and spurring innovation.
The settlement stems from a September 2025 FTC complaint alleging Zillow paid Redfin $100 million to pause its apartment rental advertising for up to nine years. Five states—Arizona, Connecticut, New York, Virginia, and Washington—filed a parallel action that merged with the federal case that November.
Under the terms, Redfin must relaunch its internet listing service with a substantially larger inventory, while Zillow is required to share employee data for recruiting purposes. Zillow customers also gain the right to renegotiate contracts without incurring fees or penalties, a provision aimed at easing the transition back to a competitive marketplace.
This settlement could reshape how renters and property managers access listing data, potentially lowering advertising costs and encouraging new features from competing platforms. Consumers may benefit from more transparent pricing and contract flexibility, while Zillow's market dominance faces renewed pressure.
