Toronto High-Rise Redesigned for Three Luxury Residences per Floor

A planned 52-storey condominium at 8 Rosehill in Toronto is being reconfigured to have only three homes on each level instead of as many as ten. North Drive has joined Westdale Properties, Originate Developments and Cameron Stephens Equity Capital on the project near Yonge and St. Clair. Sales are slated to begin in early 2027, with prices starting at $1.95M, while the revised plan is still in advanced talks with the city.
The 52-storey project at 8 Rosehill, close to Yonge and St. Clair in Toronto, now involves North Drive alongside Westdale Properties, Originate Developments and Cameron Stephens Equity Capital. Although the tower's height remains the same, its floor plans are being reworked to hold three residences rather than as many as ten, with each home getting corner windows and a private elevator vestibule.
Earlier proposals for the site envisioned several hundred units. The current concept has not been formally filed but is in late-stage talks with Toronto officials. Sales are planned for early 2027, starting at $1.95M. Richard Wengle Architects is handling design, while Reflect Architecture is responsible for interiors.
This shift may affect Toronto's housing mix by concentrating new supply at the luxury end, potentially limiting options for middle-income buyers. Nearby residents could see less density-related pressure, while the city may face questions about whether such projects meet broader housing targets. Developers and high-end buyers may benefit, but the broader public impact depends on approvals and market demand.
