Hines Acquires Distressed Calgary Office Tower Life Plaza

Hines has bought Life Plaza, a 236K-SF downtown Calgary office building that entered receivership earlier this year. The 17-storey property at 734 7th Ave. S.W. is 68% leased, and Hines plans to use leasing capital, management changes and upgrades to improve occupancy. Timbercreek Financial, which had been owed $27.3M, will remain involved as a strategic lending partner; the sale price was not disclosed.
Life Plaza occupies 734 7th Ave. S.W. in downtown Calgary. The 17-storey building holds roughly 226,000 square feet of offices and 10,000 square feet of retail. It dates to 1980, was updated in 2018, and was 68% leased when Hines bought it following a court-overseen receivership that started in June.
An affiliate of Slate Asset Management had previously offered the tower along with four other Calgary office properties. Those assets found acceptable buyers; this one did not. Timbercreek Financial, which was owed $27.3M as of May 26, will stay involved as a lender in a strategic role. Hines will handle ownership, asset management and property management.
The deal may affect downtown Calgary workers, tenants, nearby businesses, and building owners. If Hines improves occupancy, it could support foot traffic and local services, while a more competitive tower may pressure older offices. Timbercreek’s continued involvement may signal lender willingness to work through distressed assets.
