Toll Brothers adds two Chelsea parcels to $45M assemblage

Toll Brothers bought 126 10th Avenue and 456 West 18th Street in Chelsea for $45 million from the Nanis family. The two industrial parcels adjoin 118 10th Avenue, which the company acquired in February, extending its assemblage to the corner. Its City Living division plans a 114-unit building designed by CookFox with amenities.
Toll Brothers has acquired two more Chelsea properties, 126 10th Avenue and 456 West 18th Street, paying $45 million to the Nanis family. These industrial sites sit next to 118 10th Avenue, a parcel the builder bought in February, allowing the combined footprint to reach the corner.
The company’s City Living unit intends to build a 114-unit building on the assembled site. CookFox is named as the project’s architect, and the plan includes amenities. The purchases expand Toll Brothers’ presence in Chelsea through a multi-parcel land assembly.
The planned 114-unit building could add housing capacity in Chelsea, potentially giving more households access to a high-demand Manhattan neighborhood. Existing residents and nearby businesses may see changes from construction and added foot traffic, while the CookFox design and amenities could shape the block’s character. Because the project remains early, its actual social effects—on affordability, congestion, and community mix—may depend on final approvals, pricing, and how the assembled site is developed.
