San Antonio federal office leases awarded for ICE-linked projects

The General Services Administration awarded two San Antonio office leases worth a combined $51.2 million to BOZIII-WatersEdge II LLC. Federal contracting records connect the leases to Immigration and Customs Enforcement through project numbers also used in an earlier broker order. ICE has now committed roughly $134.6 million to San Antonio property this year, including a warehouse purchase and a contract to renovate and operate it.
The GSA awarded two San Antonio leases to BOZIII-WatersEdge II LLC. Contract records connect them to ICE because the same identifiers appeared in an October 2025 broker order. Together the leases cover about 65,800 square feet at WatersEdge II, a four-story building at Brooks, the redeveloped site of the former Brooks Air Force Base.
ICE’s San Antonio property commitments this year now total roughly $134.6 million. It also reflects a $66.1 million warehouse acquisition on the East Side and a $17.3 million GardaWorld Federal Services contract for renovation and operation. Brooks also sits in a federal Opportunity Zone.
The leases may deepen ICE’s footprint in San Antonio, potentially affecting local property markets and residents near Brooks and the East Side warehouse.
