Santiago Rental Costs for Foreigners in 2026

A survey of Santiago asking rents shows a 50-square-metre flat costs about 10 to 21 UF monthly depending on district, or roughly US$422 to US$886. Eastern districts such as Vitacura and Las Condes mostly price leases in UF, while central areas often use pesos. The UF is Chile's inflation-indexed unit, so UF-denominated rents rise with inflation.
PROurbe surveyed asking rents in the 15 communes with the most supply. Eastern communes including Vitacura, Lo Barnechea and Las Condes showed 0.38 to 0.42 UF per square metre monthly, while Recoleta, Estación Central and La Cisterna were near 0.2 UF. Using the 11 October 2026 UF value of 41,141.53 pesos, a 50 m² flat ranges from 10 to 21 UF.
Lease currency also varies: Vitacura has 98% UF listings, Las Condes 89%, Ñuñoa 50%, and Santiago Centro 96% pesos. Because the UF is inflation-indexed, UF rents rise in peso terms. Dollar figures use 975.06 pesos per US$1 from 9 October 2026. Move-in costs can include the first month, a deposit, broker commission and gastos comunes.
Foreign renters may face more monthly uncertainty when leases are UF-denominated, while peso contracts in central districts could offer steadier payments. Landlords in eastern communes may benefit from inflation-linked income. The price gap could influence where newcomers settle, potentially adding demand in lower-cost areas. Local tenants may also feel indirect effects if foreign demand shifts toward those districts, though the survey reports asking rents rather than signed leases.
