Trump-branded Tbilisi tower developer aims to elevate Georgia’s global profile

Archi Group’s Ilia Tsulaia bought a central Tbilisi site in 2023 and enlisted the Trump Organization to brand a 62-story condominium tower within a $2 billion project. The partners introduced the plan last month with a launch event featuring Eric Trump on video, Georgian dancers and a Trump Tower animation set to “Y.M.C.A.” Tsulaia’s goal is to draw international attention to Georgia and position it as a Dubai-like destination.
Ilia Tsulaia, of Archi Group, acquired a centrally located Tbilisi parcel in 2023. He then brought in the Trump Organization to attach its name to a 62-story residential high-rise that forms part of a development valued at $2 billion.
The partners unveiled the proposal last month. The presentation included a video appearance by Eric Trump, Georgian dance performances, and an animated rendering of the tower accompanied by “Y.M.C.A.” Tsulaia says the effort is meant to raise Georgia’s international visibility and cast it as a destination comparable to Dubai.
The project could affect Tbilisi residents and local businesses by raising international attention and possibly shifting expectations around housing, tourism, and investment in the city. A high-profile branded tower may draw foreign buyers and visitors, but it may also intensify debates over affordability, infrastructure, and how much global visibility benefits the wider population rather than a narrow development circle. Its social impact will likely depend on how the project is regulated and integrated into the city.
