Cipher Digital Extends Data Center Lease, Boosting Contracted Revenue

Cipher Digital has extended the lease term for its Barber Lake data center from 10 to 20 years, raising total contracted revenue from $3.8 billion to over $9 billion. The company amended its existing lease with Fluidstack and secured a binding commitment from an AI lab for an additional 10-year term. Cipher will bear the first $359.3 million in costs above the initial budget, with the tenant reimbursing 50% of further costs.
The amended agreement with Fluidstack adds a separate binding commitment from an AI lab for a 10-year term following the original lease's conclusion. That later lease will operate under economic terms substantially consistent with the Fluidstack arrangement, and the additional decade accounts for roughly $5.2 billion in incremental contracted revenue.
Data hall delivery at the Texas facility will occur in phases between the fourth quarter of 2026 and the first quarter of 2027, with rent beginning for each hall upon delivery. The cost framework places initial responsibility on Cipher for the first $359.3 million in over-budget expenses, after which the tenant reimburses half of additional costs as rent over the 20-year term.
This deal signals growing demand for dedicated data center capacity from AI developers, who require massive computing infrastructure. Longer lease terms could provide more predictable revenue for data center operators while potentially concentrating AI infrastructure in fewer locations. Communities near such facilities may see economic benefits from construction and operations, though energy and water demands could strain local resources. Investors may view extended contracts as stabilizing earnings, but the cost-sharing structure means Cipher retains meaningful financial exposure if construction expenses escalate.
