Verve Acquires Ottawa Seniors Campus, Budgets $20M for Upgrades

Verve Senior Living has acquired The Ravines, a 263-unit seniors housing campus in Ottawa, after it emerged from the Ashcroft Homes insolvency. The two connected buildings include a 125-unit retirement residence and a 138-suite independent living tower, and Verve will keep existing staff while planning $20 million in renovations over two years. The sale closed Sept. 22, with the price sealed; records show Central 1 Credit Union was owed $42.2 million on one property.
The Ravines comprises two linked buildings at 626 and 636 Prado Private. Although each was held by a different Ashcroft entity, they function as one campus. It offers a 125-unit retirement residence and an eight-storey tower with 138 independent-living suites, allowing residents to shift between care levels without leaving the site.
Verve closed the purchase on Sept. 22 and will keep the existing workforce. Its two-year capital plan covers suite updates, care-floor improvements and redesigned dining and lobby spaces. The price remains sealed, while receivership records show Central 1 Credit Union was owed $42.2M on one property; lenders on the other are expected to recover fully. Newmark Seniors Housing Group ran the court-supervised marketing.
The acquisition may stabilize a seniors campus that passed through insolvency, potentially preserving housing and care options for current and future Ottawa seniors. Retaining staff could limit disruption for residents and employees, while $20M in renovations may improve accessibility, comfort and care settings. However, sealed pricing and lender losses on one property could signal continued financial pressure in seniors housing, possibly affecting how operators, investors and creditors approach similar distressed assets. Families and local care networks may feel the effects most directly.
