Developer Pursues Zoning Change to Transform Edmonton Industrial Land Into Data Centre Hub

Walton Global Investments is seeking approval to repurpose 625 acres of northeast Edmonton industrial land formerly designated for petrochemical development into a major data centre district. The proposal would redesignate land within the Edmonton Energy and Technology Park to allow large hyperscale facilities and associated power generation infrastructure. If approved following public consultation through October 25, the project would create one of North America's largest data centre-oriented industrial zones on what is currently the park's largest concentration of undeveloped land.
Walton Global Investments is pursuing a land-use amendment for property within Edmonton's Energy and Technology Park that would shift its permitted purpose from petrochemical manufacturing to digital infrastructure facilities. The 253-hectare parcel represents the park's largest collection of undeveloped industrial real estate, making it strategically valuable for large-scale computing operations requiring substantial power and cooling resources.
The company has experience repositioning industrial sites for data centre development, having previously facilitated similar projects in Texas and Virginia. The rezoning application, filed through engineering firm Stantec, requires public input until late October before advancing to municipal approvals for utilities and development permits.
The proposal may reshape Edmonton's industrial economy by attracting hyperscale technology investment rather than traditional energy sector development. Data centres could generate employment and tax revenue while demanding significant power infrastructure upgrades. Conversely, the shift away from petrochemical designation might affect industries historically targeting the park, and substantial power generation expansion could carry environmental and utility cost implications for the broader region.
